Happy Holidays from Alpine Village in McCall!

Alpine Village - Tuesday, December 24, 2013

There is no more idyllic place to spend the holidays with family and friends than McCall, Idaho.  The peacefulness of the mountains in winter combined with the wide array of recreation opportunities are the perfect match for a holiday vacation.  Here are my top 5 things to do over the Christmas and New Years holiday in McCall.

1.  Go skiing!  I'm an avid skier and Mother Nature likes Brundage Mountain Resort a lot!  The next four months bring fresh powdery snow as consistently as any resort in Idaho.  Brundage is a full service resort capable of all your needs.  Ski and Snowboard rentals, daycare for the little ones, a wide variety of terrain and comfort food and cold or hot drinks when your done with your day.  For the thrill seekers out there, get on board the Brundage SnoCat Adventure for the ultimate backcountry powder experience.

2.  Curl up by the fire.  It's a holiday after all.  Take some time for yourself and chill out.  Recharge the batteries.  It's not often in our daily lives we get to do NOTHING for a morning or afternoon.  Take advantage.  Grab a book or a movie, stoke up the fire and tuck under the blanket.  You won't regret it.

3.  Go sledding.  It's old fashioned, simple, cheap and you can do it almost anywhere.  It will keep your kids busy for hours and it will surprise us grown ups how hard we'll laugh.  It will prompt more than one snowball fight and spin off more than one snow angel.  We don't live at the North Pole, so go out and enjoy the snow while we have it!

4.  Play a game.  Again...simple.  Turn off the TV, grab an old board game, puzzle or deck of cards.  Prod the grumpiest family member over to the living room and deal them in.  It doesn't matter the game, just give yourselves a couple hours of engagement without the outside world invading.  No cell phones, tablets or video games.  No matter where you're staying in McCall you'll find some tattered old game in a closet.  Dust it off and get your game on.

5.  Soak in a hot spring.  Hot springs are great anytime of year, but they are extra magical in the winter.  It must be the contrast in air temperature versus water, or the sparkling white snow amongst the evergreen forest.  Whatever the reason, it's cool to be outside in a natural hot tub with snow on the ground.  For those who liked the Cat Ski Adventure, get your hot springs experience by snowmobiling in to Burgdorf.  You'll love it!

Merry Christmas and Happy New Year from everyone at Alpine Village!

2013 sets new high in sales velocity!

Alpine Village - Monday, October 21, 2013

As our spectacular fall weather continues towards Halloween, we are thrilled to report we have already eclipsed our best sales year ever!  We've welcomed 5 new families to Alpine Village this year and we'll be very surprised if we don't welcome a couple more before year end.  Our newest homeowners hail from Boise and Lewiston to California and Texas.  While their points of origin may differ, we continue to see and hear trends from our owners in what brought them to McCall and Alpine Village.  We boiled down 4 key things that we continue to hear as the compelling reasons our homeowners chose Alpine Village as their home in the mountains.

1.     Hit the Easy Button:  Owning a home, and more particularly a second home, requires a certain amount of effort.  At Alpine Village we minimize the hassle which frees up your precious time.  No driveways to plow, no decks to stain, no lawn to mow.  Just you, your family and friends and your imagination.

2.    Location/Convenience to Services & Amenities:  Alpine Village's location allows our owners to park their car and explore town freely.  Walk to coffee, stroll to Payette Lake, swing by the Farmers Market and book the bike rental for the afternoon.  Grocery store, restaurants, paddle boarding, wave runners, Ice Cream Alley, The Sushi Bar, Manchester Ice & Event Center all within a 10 minute walk.

3.    Quality design & construction:  "It just feels solid" is a comment I've heard over and over.  "I was surprised how nice and quiet it was" is another.  We worked hard on a good design and excellence in construction.  And we put the same emphasis on upkeep, repairs & maintenance.  A home is a long term investment purchase that deserves attention to details that matter.

4.    Connection:  We didn't create this, but I inevitably hear it from all of our owners.  They have a connection to McCall.  A family member they have visited over the years.  Childhood vacations, summer camps and outings.  Strapping on snow skis for the first time.  Whatever yours is, I'll bet it's an important part of why you would consider a home in McCall.  It's that thing that makes us excited for the next time we get to come back.

A Winter Recreation Planning Guide for McCall, Idaho

Alpine Village - Wednesday, December 05, 2012

While Payette Lake and our beautiful summer weather drives the heaviest traffic to McCall, Idaho, our winter season offers recreation opportunities that few other areas can claim.  Check out the guide below for our favorite things to do in the coming months and get planning because the snow if flying!

Skiing:  Brundage Mountain claims "The Best Snow in Idaho" for good reason.  McCall and it's two ski hills, Brundage Mountain and Tamarack, are terrific mountains for skiers and boarders of all types.  Brundage celebrated its 50th Anniversary last year and offers a full compliment of terrain and activities for the whole family.  With over 300 inches of annual snowfall the powder days come early and often.  Brundage is renown for its wonderful sidecountry powder and family friendly vibe.  In addition to fantastic snow, you'll find beginner and advanced terrain parks, a wonderful ski school for all ages and abilities, a full service day care for your youngest ones and a day lodge with all the requisite amenities you'll need during your day, weekend or week.  If you're looking for even more powder, don't miss the Brundage Sno Cat Adventure.  1/2 and full day trips aboard cozy Sno Cats give you access to 17,000 acres of backcountry steeps, glades and bowls.  Their guides are top notch and know the area like the back of their hand.  This is a must do for the intermediate to advanced skier as the snow, terrain, guides and overall experience are second to none.  Tamarack is the new kid on the block in our part of the world.  This ground up, four season resort experienced incredible growth during its early years which funded construction of the first newly built ski hill in the U.S. in decades.  The economic recession of the last few years has been tough on the real estate development, but the owner base of nearly 400 dedicated folks has operated the ski hill the past two years and is doing it again this year with an opening date scheduled for December 15th.  This full service ski hill offers a wonderful variety of terrain and a full complement of amenities including a rental & ski shop, day care, ski school and great dining options.

Nordic Skiing:  McCall boasts five groomed Nordic ski areas; Little Bear Basin, Ponderosa State Park, The Activity Barn, Jug Mountain Ranch and Tamarack.     In total there are over 100 kilometers of groomed Nordic trails within a 15 mile radius of McCall.  These areas offer a variety of terrain suitable for beginners to experts in both skate or classic skiing.  You can also find dog friendly trails, snowshoe trails and warming yurts to further enjoy your adventure.  These trails are the real deal.  In 2010 McCall hosted the Masters World Cup at Ponderosa State Park.  This international event brought thousands of skiers and spectators to McCall to test the best in Nordic skiing.  And how about this for a good value, don't feel like choosing between all these great areas?  Buy the McCall Nordic Pass and get season long access to 4 of the 5 areas for just $155!

Snowmobiling:  Just as McCall has arrived as an Alpine and Nordic skiing destination, snowmobiling is the next big thing in town.  There are 544 miles of groomed snowmobiling trails in our area.  Managed by the McCall Area Snowmobile Club, these trails get you to the same great snow that make our skiers smile.  Click here to get grooming reports, trail maps and more great information on snowmobiling in McCall.

And if this isn't enough to fill our your calendar, don't forget about ice skating, hockey and curling at the Manchester Ice & Event Center, soaking your bones at Gold Fork, Zims or Burgdorf Hot Springs or tubing at The Activity Barn.  Winter in McCall is full of opportunity for fun in the snow.  Contact us here to learn more and don't forget to stop by and see what's new at Alpine Village.

Quality + Location + Timing = Opportunity at Alpine Village in McCall Idaho

Alpine Village - Monday, November 19, 2012

So if you're reading this I probably don't have to over sell you on McCall Idaho.  You've probably been visiting McCall for years.  You've probably stayed at the Shore Lodge and tasted their famous huckleberry pancakes.  You've probably water skied on Payette Lake and marveled at its pristine blue water.  You've probably snow skied at Brundage Mountain, home to the Best Snow in Idaho.  So have you visited enough that you are now considering owning a place in McCall?  Are you growing weary of the rental cabin scramble?  What time do we have to check out?  Really?  Even on a powder day?  Can you envision quality time spent away from the daily routine, re-connecting with what's really important in your life?  Good for you.  But now, the details.  Where and when is the right time to buy?  Do you know some friends or colleagues who bought during the boom days and now fret over their property value?  Probably, and you certainly are not alone.  However, buying real estate is a little different animal than other investments.  Certainly, we all buy with a certain consideration for the "investment" criteria.  As you should.  But there is also a lot of emotion involved in buying a vacation home.  After all, isn't this the reward for all your hard work?  Isn't this where you've dreamed of waking up Christmas morning?  A fresh dusting of snow and your office 100 miles away?  Most likely, there will be one of you in your house that leans toward the practical side of the decision.  Analyzing the costs of ownership, how does the price per square foot compare to other properties, etc...  The other is more likely to be visualizing the first tracks on a powder day or the leisurely walks in Ponderosa Park.

Well there is good news on all fronts.  The timing to make a purchase in McCall is in the sweet spot.  See, real estate markets are cyclical, always have been.  And while this cycle has been severe, it is still part of a cycle.  The cycle in McCall, as in many places, is about 7 -10 years.  Real estate prices in McCall peaked in 2007/2008.  Over the past 4-5 years prices have dropped as inventory spiked upward.  2012 however, marks the first year in the cycle where available inventory has dropped and pricing is flat or ticked upward.  Translation, the opportunity to acquire a home in McCall at a "fair" value is clearly present.  Adding further leverage to the timing consideration are the all time low interest rates available for mortgages.  These circumstances are even making headlines.  Check out this article from the Idaho Business Review.  Or this one from The Wall Street Journal.

What I ask of you is one thing.  Come and tour Alpine Village while your looking.  Even if you absolutely, positively know that a condo in downtown McCall is not for you.  Come see us anyway.  I guarantee your visit will be interesting, pleasant and easy.  Need more incentive?  Contact us today and find our about our Winter Offer where you can stay and play at the fabulous Shore Lodge.  We look forward to seeing you!

Things to do in McCall Idaho - Fall Edition

Alpine Village - Tuesday, October 23, 2012

Fall is one of my favorite seasons of the year, and one of the most underrated in McCall Idaho.  Hopefully you made it to town for our 4th annual Oktoberfest party.  This was our fourth year hosting this wonderful fundraiser for McPaws Regional Animal Shelter.  We had beautiful weather and wonderful food, drinks and entertainment from local vendors like Salmon River Brewery, Wraptor, McCall Brewing Company and Shore Lodge.  Check out some photos on our Facebook page and mark your calendar to come again next year!

While ski season is not quite upon us, here are some other great events and activities to tempt you up for a visit.  How about supporting a great cause by attending McCall's Pink at the Rink?  November 2, 3 and 4th at the Manchester Ice and Event Center you can watch some great hockey with the Idaho Junior Steelheads and help raise money for the St. Luke's McCall Breast Care Clinic.

After your night of great hockey for a great cause, how about a trip to the Burgdorf Hot Springs to unwind and soak your bones?  The road is still open and you won't find a more authentic Idaho experience than Burgdorf.  Keep you eyes open for deer, elk and even wolves and you make the scenic drive back to town.  You may even still see the Kokanee spawning in the North Fork of the Payette River like I saw a couple weeks ago...right from the road!

Feeling more adventurous?  The fall steelhead run is making its way up the incredible Salmon River as I write.  Whether you're an avid fisherman like myself, or just a casual fan, the journey these anadromous fish make from the Pacific Ocean all the way back to central Idaho is one of the great wildlife stories around.  We are lucky to live and play in Idaho for lots of reasons.  But if you haven't felt the strength of these incredible fish on the end of your line then you must make a trip and experience it for yourself.  We know several excellent guide outfits that can custom tailor a trip to your liking.  Whether you want to swing flies with a spey rod or double the excitement with a jet boat ride, we will gladly hook you up with the right folks.

Please give us a call or drop an email to learn more about any of these activities here in McCall.  Considering a base camp in McCall?  Ask us about tour and lodging opportunities right here at Alpine Village.  You won't be disappointed you came.  See you in McCall!

In the end...it's not about the price per square foot

Alpine Village - Thursday, August 02, 2012

I was chatting with my Dad recently and he recalled the day some 35 years ago when he and my Mom decided to buy our cabin in McCall.  A friend listening in on the conversation asked how he felt after they made the decision.  I was really surprised when he said "I was terrified, I didn't know how the hell I was going to pay for it!"  All these years I guess I always assumed he had done all the due diligence and crunched all the numbers.  I suppose I was sure he had forecasted his best and worst case payment scenarios and negotiated himself a "deal".  I'm sure he did do some of this, but when I followed up with asking him why he did it, he said, "it was the best place we found to bring the family."

This got me thinking of all the memories with family and friends I've had since that decision was made.  I think the old man was on to something back then and I think its the same reason people are drawn to have a home in McCall today.  What better excuse could he have to get away from work and have the family together.  It's a place to have experiences and make memories.  In 30 seconds I rattled off the list below of really meaningful things in my life that occurred while I was in McCall.

1. Broke my first bone.

2. Rode my first motor cycle.  Wrecked my first motor cycle.

3. Learned to snow ski and snow mobile.

4. Drove my first boat.  Wrecked my first boat.

5. Drenched a pontoon boat full of church campers while water skiing. (Dad was driving)

6. Met my favorite girl ever.  Married her.

Now I have kids and they are getting their "firsts" like I did.  All because Mom and Dad pulled the trigger way back when, scared as hell.  Buying a home is a big deal and buying a second home is a REALLY big deal.  The price per square foot and comps and features and amenities are all important factors in the decision.  But the real value is the opportunity it provides for your experiences and memories to unfold with your family and friends.  When you find your place...make it happen.

Fourth of July in McCall, Idaho - it doesn't get any bigger than this!

Alpine Village - Tuesday, July 03, 2012

Tomorrow we celebrate another 4th of July holiday and that means it is party time in McCall.  Our little mountain resort town just can't help but go big on this summer holiday.  The list of things to do is deep, but here are a few can't miss activities you should try during your stay.

Brundage Mountain scenic chair lift rides and mountain bike trails.  The ride to the top provides a gorgeous summer view of our area mountains.  Go up for the views, the fresh air or bring along a picnic.  Really want to get the blood pumping?  Bring your mountain bike (or rent one on the mountain) and try out the various trails that lead to the bottom.  Whether your a beginner or expert these trails rock.

Golf, golf, golf.  We are really lucky to have 5 quality golf courses to play within 30 minutes of McCall.  From the private club experience at Whitetail to the old standard at McCall Golf Club with 27 adventurous holes, there are options for all types of players. Meadowcreek down in New Meadows is a real gas.  Might as well stop in at Zims Hot Springs while you're in the area.  Or the two newer additions to the golf scene provide some top quality layouts by high profile golf architects.  Jug Mountain Ranch and Osprey Meadows will not disappoint.

Of course the quintessential McCall experience is getting out on to Payette Lake.  This spectacular, glacially carved lake, is really what makes McCall stand out.  Water skiing, wake boarding, wave runners, stand up paddle boards or just a good old fashion cocktail cruise are yours for the taking.  Rent your own boat at Mile High Marina, or if you're staying with us at Alpine Village, give us call to check availability on our luxury pontoon boat.

And sometimes, it's the simplest things that let you know summer is here.  Like the look on your kids (or your own!) face as they dig in at Ice Cream Alley!

4 reasons you should consider Alpine Village for your McCall vacation Condo

Alpine Village - Tuesday, June 19, 2012

Here are 4 reasons  you should stop by for a tour at Alpine Village as you consider your vacation home choices in McCall.

1. Location - The old adage in buying real estate certainly holds true at Alpine Village.  Located downtown, your time is spent walking the boardwalk along Payette Lake, shopping for goods at Studio 616 or grabbing coffee and breakfast at a local cafe.  Want to watch the fireworks show on the 4th of July?  Don't battle the crowds to find a parking spot, walk to the beach or check it out from our very own rooftop deck.

2. Quality/Value - My Dad (and partner) hit me with this gem many years ago while looking at a very crooked fence I had just built.  "If you don't have time to do it right the first time, how are you going to have time to do it twice?"  We take our development planning, design and construction very seriously.  We partner with experienced and trustworthy architects and builders and we allow adequate time to do the job right.  And when the inevitable bump in the road appears, we don't look for excuses or scapegoats, we stand by our work and fix the problem.  Take a look at our Owner Testimonials and we encourage you to speak with our partners about their experience working with us.  We're confident there is no better value available in McCall real estate today than owning at Alpine Village.

3. Timing - We don't have a crystal ball, but there are some very attractive fundamentals apparent in today's real estate market.  Real estate is cyclical, pricing and inventory will fluctuate up and down over periods of 7 - 10 years.  Currently pricing is down and inventory is tightening up.  Sellers are beginning to increase their asking prices as the options for quality properties and distressed "deals" are quickly shrinking.  Interest rates remain at historical lows.  The cost of borrowing money, and the buying power that represents, cannot remain at these levels for long.

4.  It's Easy -  Our on site sales team are the best in the business.  Nobody is going to attack you with an over-aggressive sales "pitch".  Cory and Brian are there to talk with you and see if Alpine Village fits your needs and wants for your home in McCall.  Working with a Realtor?  Perfect, bring them along.  We welcome all and make the discovery easy.  Whether or not you choose Alpine Village, we promise the tour will not disappoint.

Contact us here to schedule your visit.  We look forward to seeing you!
